With the introduction of a comprehensive, pro active and transparent service be central’s are offering a property management lifestyle that will meet the demands of any persons busy lifestyle by saving time, energy and money.

Principle duties and responsibilities
Be Central's is a unique property management company who acts in the interest of residents in terms of all common elements relating to a building or development. We ensure the building is insured and the fabric of the building is maintained to a very high standard thereby maximising the investment.

Customer Care
Be Central acknowledges the responsibility for servicing the demands of both our external and internal customers therefore providing a holistic service. Our customer care is concentrated in three distinct areas: Customer, Maintenance and Financial care.

Rental Services
Comprehensive vetting procedures are carried our on all suitable tenants to ensure a consistent standard of resident. An inventory of the apartment is maintained for all parties’ record and a welcome pack and check-in visit is arranged for all new tenants. Rental payment arrangements are agreed and made in advance with rent collected quarterly and statements of account made available to clients. All repairs are co-ordinated and where necessary a formal check out procedure is managed.

Furnishings
We understand the need for our customers to create an immediate lifestyle therefore we are offering a unique furnished option for each apartment at fixed low rate cost. The furnished option ensures the apartment is fully furnished for viewing and on entry according to your choice.

Communal Electricity, Lighting, Housekeeping, Landscape and Lift Maintenance
All communal areas are maintained to an exacting standard and any such costs are incorporate as a set charge in the overall service charges.

Communal Building Insurance & Public Liability
As part of our service we can offer Communal Block Buildings Insurance.
This form of coverage provides comprehensive cover, including accidental damage to buildings, outbuildings, garages and contents of communal areas where applicable.

Concierge
Each individual development has a dedicated on-site management service for your safety and piece of mind. The concierge is responsible or conducting regular inspections of the property to ensure standards are being maintained by all residents. This staff member is integral to our Care Team and will live on site.

Out of Hours 24hour/365 days a year
Emergencies can happen at any time of the day or night. be central ensures that of an emergency does occur clients are supported and assisted through a response service 365 days a year a service valued very highly by residents, investors and developers alike. The Service costs are incorporate as a set charge in the overall service charges.

Payment of Annual Charge
Unexpected and large bills do occur and to ensure our clients are prepared for such inevitable instances our Financial Care Team assists owners in setting up a pre determined contingency fund which is usually refereed to in the deed of conditions.

Development Inspection
We undertake regular on-site inspections through our on-site teams, the results of which are made available to the proprietors association of required.

Welcome Pack
All residents receive a comprehensive “client welcome pack” which details all aspects of the property, maintenance and finance together with useful information on the location. If requested introductions are made to the entire on site care teams.
